Feasibility Analyses

Through our associations with the brokerage community and our affiliations with the country's premier market research firms, Red Group analyzes trade area reports, market demand studies, housing and job growth projections, and competitive product, pricing and absorption rates. We are also privy to segmentation models that focus on the core values of the most relevant home buyer profiles. Coupled with our proprietary research data and thorough market knowledge, we can successfully design, construct and market a property that meets the pent-up demand for specific products, pricing and amenities.

Financing

Red Group packages all of the important elements of the development process into one efficient, cost-effective operation. Our senior management team has the experience, knowledge, capital resources and relationships to analyze investment strategies and arrange for the best financing for each project. Working independently or with institutional and private investors and, in other instances, with landowners and homebuilders, the financing structure for each project is designed to meet the ownership entity’s objectives and to ensure optimum returns, limited liability and maximum tax protection.

Site Design

In most localities, conventional grid or curvilinear planning has been the standard for site design. Through the use of mathematical modeling employing state-of-the-art design software, Red Group achieves maximum linear views and house orientations that are set along precise winding streets, creating a park-like setting for each lot and maintaining comparable density, and in most cases, increasing the average lot size. Our site design methods rarely require variances, while offering a city lower infrastructure maintenance and upkeep costs, and is designed with a true neighborhood feeling as compared to a cluster of unattractive homes crammed into minimal spacing. Red Group's site plans have been accepted the first time in over 95% of all cases.

Architecture

In order to bring flair, excitement and diversity to each community, all site designs developed by Red Group are designed, completed and reviewed by an A.I.A. architect with over 30 years' experience in site design, home design, and residential and commercial construction. The experience and insight of an architect are paramount to ensure every project achieves the highest degree of acceptability and sustainability at the lowest possible development cost.

Acquisition

Red Group's leadership position within the industry provides us the opportunity to learn about development opportunities first-hand. Utilizing our proprietary database and drawing upon our market knowledge and reputation within the brokerage community, we have adopted a very discriminating acquisition philosophy designed to identify those selected opportunities that meet the profile of our investment criteria and those set forth by our clients.

Entitlements

Red Group’s principals have decades of experience in entitlement and permitting matters. Our knowledge and resources deliver the desired results in permit processing, plan reviews, land dedication for public and charitable facilities, development agreement preparation, sewer and water agreements, public-private road construction, public lands ground lease agreements, and numerous other forms of zoning and entitlement processes. After entitlements, no one delivers compliant residential lots faster than Red Group.

Engineering

Residential development engineering services are provided through Red Group's matrixed engineering companies, Cargill-Cheshier Associates and Peak XV Engineering Group. Proprietary software is employed to produce final engineering and construction documents with finite accuracy in approximately one-half the time of conventional engineering firms. The benefit is that our value engineering greatly reduces the cost of development.

Contract Development

When coordinating the acquisition, design, engineering, approval and construction completion of a project, nothing can out-pace three decades of direct participation in the development process. Red Group employs the latest in technology, financial resources and on-site coordination to bring the highest degree of bottom-line success. Red Group has provided consulting services in the development arena to companies, including Hillwood Residential, D.R. Horton, Centex, and many other nationally ranked homebuilders.

Project Coordination

Red Group has the technical skills, business knowledge and experienced personnel to ensure that each project receives the personal attention it deserves. Project coordination is not only about managing the process but making the right decisions. Our approach is straightforward, as we take responsibility at every stage of the development's progress. By creating a free flow of communication with and among project team members, and internal and external project stakeholders, we meet and often times exceed the goals set forth for each project.

On-Site Supervision

Another unique advantage of working with Red Group is that a member of our senior management team with extensive engineering experience provides full-time, on-site supervision. This ensures maximum quality assurance at every stage of the development's progress. It also allows our trusted vendors, sub-contractors and consultants immediate access to someone with decision-making capabilities in the field, so that projects stay on budget and are delivered on time, every time.

Marketing

Marketing compliant residential lots to homebuilders is one of Red Group's core competencies. Our understanding of the construction side of the business and our insight into the cyclical nature of the home buying process are yet more key differences in partnering with Red Group. Our business plan and scheduling model, created for each project, alleviate costly delays and ensure that we deliver finished lots during the optimal marketing window for the builder. When it comes to achieving maximum revenues and profits for the builder, timing is everything.

Sales

The feasibility analyses and market research studies that Red Group compiles for each new development are invaluable resources for our homebuilding clients. Builders rely on this information and the experience of Red Group's principals and consultants to help them design, price and position their products in the marketplace. In some instances, we also partner with our builders in support of their sales efforts in marketing their finished homes and speculative inventory to the consumer.
